Marvel Green Developments company is adopting a new strategy for developing commercial projects in New October City, based on providing an integrated service and entertainment destination that combines commercial, service, and entertainment activities, as this approach aligns with the rapidly evolving needs of residents in new cities and enhances employment opportunities and the sustainability of demand for commercial activities.
Mohamed Abdel Razek El-Menshawy, partner and the Founder of Marvel Green Developments, said that the company aims, through this strategy, to transform its commercial project (Marvel Mall) from a mere area dedicated to buying and selling into an integrated destination, aiming to increase visitor’s waiting time and boost foot traffic within the project through the diversity of activities and services offered.
He emphasized that the changes witnessed in the real estate market, especially in new cities, have impacted the nature of demand for commercial projects, as consumers are no longer solely focused on purchasing products, but are now more interested in the availability of services, entertainment, and a user experience all in one place, which prompted the company to develop the concept of a service and entertainment destination as a key element in its projects.
He explained that Marvel Green’s strategy is based on maximizing the investment value for its clients at Marvel Mall by combining location, planning, architectural design, and a variety of activities, which creates an environment capable of attracting visitors continuously and supports investors in achieving better occupancy rates.
He pointed that the company’s investment strategy is directly reflected in the architectural design of Marvel Mall, depending on Multiple open-air plazas which were incorporated to provide open areas that enhance the visitor experience and support pedestrian movement within the project, in addition to outdoor areas were provided for first-floor shops, particularly serving restaurants and cafes and giving them additional usable space.
He assured that providing these areas in Marvel Mall is a key element of its design excellence, given their role in creating focal points within the project and increasing traffic flow between different businesses, thus achieving integration between design and commercial use.
He noted that Marvel Mall offers areas starting from 20 square meters, giving investors flexibility in choosing areas that suit the nature of their various activities, besides the mall boasts a total frontage of 480 meters, 400 meters of which are on the main street, which enhances the commercial visibility of the units and provides businesses with greater engagement within pedestrian and traffic.
He assured that these architectural details are part of a comprehensive methodology adopted by the company in developing its projects, as design is not treated merely as an aesthetic element, but as a tool to support operations and enhance the project’s investment value.
He noted that the urban growth in New October City and the high occupancy rates exceeding 80% underscore the need for commercial and service projects capable of keeping pace with the increasing population density and meeting residents’ needs in close proximity, thereby supporting the sustainability of demand for commercial and service activities.
He explained that combining commercial, service, and entertainment activities contributes in creating a continuous flow of visitors within Marvel Mall, rather than limiting visits to a single purchase, which reinforces the project’s concept as an integrated destination that serves the area’s residents and supports investors simultaneously.
He emphasized that Marvel Green’s philosophy is based on developing projects that accurately aligns with market needs, employing engineering, planning, and design principles to serve both users and investors, which contributes to build a sustainable investment environment that aligns with the future of New October and the evolving needs of its residents.
