Yasser Abdallah Developments (YAD) is pressing ahead with construction at Nova Square Business Complex in New Narges, New Cairo, having completed the basement roof slab of Nova 1 (Phase 1). The milestone marks a significant new stage in the project’s development and allows work on the upper floors to begin.
The entire basement is dedicated to serving the project, providing parking through a mechanical parking system that can accommodate approximately 300 vehicles, in line with the nature of the project and the scale of its commercial, administrative, and medical activities.
Eng. Yasser Abdallah, Chairman of YAD, said that reaching the basement roof is a crucial milestone in any project. He noted that the preceding stages, including piling, excavation, foundations, columns, and basement walls, are among the most challenging, lengthy, and costly stages of construction, even though clients may not see the scale of the work involved.
He explained that from this stage onward, the project begins to take clear shape above ground, allowing clients and investors to follow its progress continuously, which they consider one of the most important foundations of trust in any real estate project.
He added that clients today are more aware: the question is no longer only about price or payment plans, as actual construction progress on the ground has become one of the most important factors before making a purchase or investment decision.
A Prime Location in the Heart of New Cairo
Nova Square Business Complex is located on Gamal Abdel Nasser Axis in New Narges, with a second frontage facing the Narges district, giving it a prime position in the heart of a large, already established residential area.
The project is just minutes from the German University in Cairo, South 90th Street, the American University in Cairo, Al Rehab City, and the Ring Road. It serves a wide catchment of surrounding areas, including Old Narges, New Narges, Narges Villas, Lotus, and Andalus, in addition to nearby universities and residential neighborhoods. This gives the project a significant advantage: it benefits from the existing population density and activity around it, rather than relying solely on the area’s future growth.
A Diverse Project on 9,150 Square Meters
The project sits on a land area of approximately 9,150 square meters, with a total built-up area of around 38,400 square meters.
It offers a variety of investment units, including retail shops, administrative offices, and medical clinics, in a range of sizes to suit different businesses and investors.
Retail units start from approximately 20 square meters, while administrative and medical units start from approximately 34 square meters.
A Gold Market and a “Champs-Élysées” Promenade
The project includes several innovative concepts and activities designed to create a continuous flow of visitors within the complex, rather than simply offering traditional retail and administrative units.
Among these is a dedicated market for goldsmiths and gold traders, a type of business that attracts destination customers who visit specifically to buy and trade.
The project also features the “Champs-Élysées Promenade,” which connects the project’s buildings and covers approximately 1,500 square meters. Lined with restaurants, cafés, and other amenities, the promenade adds a vibrant, engaging element to the project.
Specialized Partners Delivering the Project
YAD is working with several specialized firms across various aspects of the project: Sabour Engineering Consultants is responsible for engineering supervision, while Asaad Salama Construction Consultants is responsible for the design.
The company has also partnered with Incommercial for management and operation, and with e& for the project’s technological infrastructure.
A Strategy That Prioritizes Execution
Eng. Yasser Abdallah explained that the company’s current strategy focuses primarily on accelerating construction rates in step with sales. He noted that the strength of any real estate project lies not only in its design, location, or payment plans, but also in the developer’s ability to turn all these elements into a tangible, real project.
He added: “We believe that the best marketing message for any project is its execution. The further the project progresses on the ground, the greater the confidence of clients and investors.”
