SUD Targets 350 Unit Handovers at The Pearl New Mansoura by Early 2027

Safwa Urban Development (SUD) aims to increase total number of delivered units at its The Pearl New Mansoura project to around 350 by early 2027, as part of its plan to accelerate construction and improve execution rates, while continuing to invest in construction works and launching new project phases.
Ali Shalaby, Board Member of SUD, said that the company had invested around EGP 600m in construction works at The Pearl New Mansoura project during the current year through October 2026.
The company plans to direct an additional EGP 100m by the end of the year, bringing its targeted total construction spending to EGP 700m, compared with approximately EGP 462m during the period from October 2024 to October 2025.
He explained that actual construction spending increased by around EGP 138m between October 2025 and October 2026, representing growth of approximately 30% compared with the previous period. The target of reaching EGP 700m by year-end reflects the company’s continued efforts to increase investment in accelerating project execution and meeting its construction timeline.
Shalaby noted that overall completion rates at The Pearl New Mansoura had reached around 40%, while concrete works were 65% complete, with approximately 31,500 cubic metres of concrete poured. These figures reflect progress in construction works across the various areas of the project.
The company aims to achieve a further 30% in project completion during 2027, bringing the cumulative completion rate to 70% by year-end, with the remaining works scheduled for completion in 2028, in line with the project’s targeted timeline.
He further pointed out that construction works in the twin-house areas had made significant progress, moving from excavation to the first-floor construction stage. Work has also commenced at the Club View area, allowing construction to advance simultaneously across multiple sections of the project in line with the execution plan.
The Pearl New Mansoura is one of SUD’s flagship projects in the Delta region. Spanning 60 feddans, the development features a 550-metre beachfront, while green spaces account for approximately 77.5% of its total area.
The project comprises a variety of residential units, including villas and townhouses, alongside a hotel and clubhouse. It also includes an open-air commercial mall spanning 12 feddans, as part of an integrated urban development plan for New Mansoura.
