HIG Development has unveiled its newest integrated residential development, Barah Residence, in Hadayek October, West Cairo, during a major launch event attended by prominent business figures, clients, and real estate industry stakeholders.
The project drew significant attention for its vision focused on spacious living, privacy, comfort, and delivering a higher-quality residential lifestyle.
Eng. Alaa El Hosary, Chairman of HIG Development, said that the project is being developed over 8 feddans, with a built-up ratio not exceeding 25%, while the majority of the land area is dedicated to open spaces and landscaped greenery.
He noted that the development reflects the project’s philosophy of spaciousness, tranquility, and delivering a fully integrated residential experience that combines comfort, luxury, and investment value, adding that Barah Residence is designed to offer residents the true meaning of modern living and relaxation.
He pointed out that Barah Residence represents a new step in the company’s expansion plans within the Egyptian market, adding that the project embodies its vision of creating contemporary residential communities that align with customer expectations while maintaining high standards of quality and urban planning.
He further explained that the company’s strategy focuses on delivering distinctive real estate developments centered on comfort, serenity, and enhanced quality of life.
He also revealed that Barah Residence is the fifth project in the company’s portfolio, following the successful development of several commercial projects, including Centro Mall, Parco Mall, Casa Mall, and Strip Mall.
El Hosary added that HIG Development’s total investment portfolio has grown to nearly EGP 10bn, reflecting the company’s expanding presence and rising customer trust in Egypt’s real estate sector.
For his part, Eng. Ahmed Ashour, Board Member and CEO of HIG Development, stated that Barah Residence is strategically positioned in Hadayek October, offering direct access to key roads and major destinations across West Cairo.
The development is located just two minutes from Zewail Street and the soon-to-be-completed central high-speed train station, enhancing mobility and connectivity for residents.
He added that the development is only three minutes from Fayoum and Al Wahat roads, six minutes from the Pyramids and the Grand Egyptian Museum, nine minutes from Mall of Egypt, and approximately 20 minutes from Sphinx International Airport.
Ashour noted that the project comprises around 350 residential units spread across 16 buildings, with spaces ranging from 70 sqm to 170 sqm to accommodate a wide range of customer preferences. The development also includes serviced hospitality units sized between 35 sqm and 45 sqm, aimed at offering attractive investment opportunities within the project.
He disclosed that HIG Development is targeting EGP 1bn in sales during the project’s first launch phase, while offering flexible payment plans starting with a 0% down payment and installment periods of up to 10 years, catering to different buyer segments and enhancing ownership and investment opportunities within the development.
Meanwhile, Eng. Islam Sanousy, Vice Chairman and General Supervisor of the company’s contracting division, said that HIG Development is set to commence construction works within the next six months, following a well-structured execution timeline designed to ensure rapid delivery while maintaining the highest standards of quality.
He noted that the project includes a fully integrated commercial district, alongside hospitality components comprising a hotel, a motel, and a luxury five-star hotel. The hotel will feature 150 rooms and suites, with a private landscaped area and an independent swimming pool, in line with Egypt’s broader strategy to expand hotel capacity and support the expected growth in tourism demand, particularly given its proximity to the Grand Egyptian Museum and the Pyramids area.
Sanousy added that the development will offer a comprehensive range of lifestyle, recreational facilities, including swimming pools, dedicated jogging, and cycling tracks, children’s play areas, fountains, and extensive green landscapes, reinforcing the concept of fully integrated urban living within a modern residential community.
The project is being developed in partnership with a select group of strategic collaborators, including Arab Art Engineering Consultants, in addition to several specialized firms in design, execution, and development to ensure the highest standards across all phases.
